Buyers My job is to help you locate and buy the
property that best meets your needs and requirement
- I will listen to what you want and need
before showing you any areas or properties.
- I will help you understand mortgage
financing and explain financing options.
- I will provide the names of lenders and
loan officers for further financial information.
- I will help you understand the sales
documents and get answers to any questions you have.
- I will take on area tours and provide
information about schools, recreational facilities, shopping, commuting, and
any special information that you require.
- I will show you properties that fit your
price range and your requirements, regardless of what company has the property
listed.
- I will listen to your input about
properties we see to help me better understand your needs.
- I will answer your questions honestly.
If I do not know an answer, I will try to get the answer for you.
- I will return all your phone calls
promptly.
- I will tell you about new properties
that may suit you and about market activity.
- I will draw up a written offer for you
and present it promptly to the listing agent.
- I will provide at least three names of
attorneys, home inspectors, and pest control companies if you need them.
- I will help negotiate terms that are
acceptable to both parties, including price, contingencies (home inspection,
pest inspection) and closing.
- I will work with you in meeting all
terms of the contract including mortgage commitment and contingency dates.
- I will go with you to the pre-closing
inspection.
- I will be at the closing.
- I will follow up with you after you move
in.

Sellers My efforts on your behalf will be to obtain the
maximum market value in the least possible time with minimum
inconvenience to you.
I pledge to:
Prepare you and your property for the
sale. I will:
- Determine the most likely selling price
based on current market value.
- Discuss selling points and possible home
improvements to enhance the value of your home.
- Explain your showing options.
- Estimate your selling costs.
- Place you in personal contact with our
relocation affiliates anywhere in the United States, if needed.
Attract buyers for your property. I
will:
- Communicate your listing to all our area
offices immediately.
- Provide a detailed listing sheet to
prospective buyers and agents.
- Ensure complete exposure through
multiple listing services.
- Place our sign on your property.
- Arrange for a planned preview by our
offices and cooperating brokers in the Multiple Listing Service.
- Expose your property broadly to
potential buyers though our proven marketing programs.
- Use our exclusive National Prudential
Referral Services to attract out-of-town buyers.
Conclude the sale with buyers. I
will:
- Qualify buyers .
- Show your property effectively.
- Present and explain all written offers.
- Negotiate the transaction.
- Finalize the contract.
Follow through after the sale. I
will:
- Follow up on buyer's financing.
- See that the contingencies in the sales
contract are met.
- Confirm the closing.
- Retain a file on the entire
transaction.
The sale of your home will be my prime
responsibility, supported by the entire Prudential Connecticut Realty
organization. My communication with you will be on a continuing basis. I will
listen and pay close attention to your needs at all time.

The people who do title searches have an extremely important job. They must ensure that the sellers really own the property being sold and that all liens against the property are being paid off as a result of the sale.
If the seller has had financial difficulties, for instance, and didn't pay his bills, there may be judgments that must be satisfied on or before the closing. Someone in addition to the party who signed the sales agreement may have an interest in the property. If so, it will be necessary for that person to sign the sales agreement and the deed that transfers ownership to the new buyer. The preliminary title report will also show any easements that run with the property. The Title Company will go back many years, examining what is called the "chain of title". If you learn that the property you are buying has title problems, don't panic. Most of them are resolved easily and in plenty of time to avoid delays in the closing.
