Thinking About Selling Your Home Yourself?: Westport and Weston Connecticut home buying, real estate listings, and homes for sale in Fairfield County, CT
Welcome > For Sellers > Thinking About Selling Your Home Yourself? ...

There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard: Beware.

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:

"How does your home compare to others like it in Westport and Weston?"

"How did you determine the fair market value of this property?"

"What about financing? Can you help?"

"If I make an offer, who will draw up the paperwork?"

"Why aren't you using a Realtor? Is there something wrong with the property?"

"Since you aren't using a Realtor, we can take their fee right off the top, right?"

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?

Almost all homes are sold using a Realtor. As a top real estate professional, it is my job to help you negotiate with all those buyers who want something for nothing. Not to mention preparing your home for sale, marketing it locally in Westport and Weston and even nationally, and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.

Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."

If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I'll do a quick Comparative Market Analysis and let you know what I feel it is worth. I'll also describe, as an experienced, top Westport and Weston Realtor, how I would market your property. This is free, with no strings attached. Simply fill out the form and I will quickly get back to you...

Real Estate Tips
Home Inspections >Walk Through Woes

Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.

Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.

Real Estate is About People...Not Just Houses. I love selling real estate, and am licensed to do so in Connecticut. It is more than just selling or listing homes for sale. It’s about taking care of the people who are buying and selling them. My primary concern is to take care of my clients so they can make the right choices for themselves and their families. The most satisfying moments in real estate for me are when I see smiling faces at the closing table...For buyers it means educating them, to help them come to their own opinion of value so they know they are getting a good home for the money they will spend. It’s also about helping them see the lifestyle they will have after buying the right home. It’s not just the house that matters...it’s how you live in it that makes it a home...For home sellers my concern is that they are able to move on with their lives in a timely manner. This means being truthful about the value of their home so they can make an informed decision on pricing, helping them prepare their home so it shows well and then giving them the best marketing and service possible so they can have a satisfying sale. ** Prudential Connecticut Realty is an independently owned and operated member of The Prudential Real Estate Affiliates Inc., and Prudential is a service mark of The Prudential Insurance Company of America.
